Gate repair for driveways, rentals and storage lots

When the gate needs a look

  • The gate stops partway, or turns back with nothing in its path.
  • After a storm the keypad is dark, or the operator only clicks.
  • It swings open when nobody's there, or won't shut after the last car.
  • The remotes quit, but the keypad still works.
  • A slide gate grinds, jumps its track or drags on the ground.
  • A car clipped the gate and now it hangs crooked.

Rentals, warehouses and storage lots

We work on swing and slide gates and on the operator that drives them: control board, limit settings, keypad, remotes, photo eyes, safety edges, the vehicle loops cut into the pavement, and the backup battery or solar panel. At a rental or a storage lot we work for the owner or the property manager, and we tell them what we found and what we changed.

Storms, loops and lightning

From May 15 to October 15, the rainy season in Southwest Florida, an outdoor operator takes the worst of it. A strike nearby can ride in on the power line, the keypad wire or the loop wires in the driveway and knock out the control board. A cracked or flooded loop can leave the gate standing open, since many loop detectors hold a gate open when they sense a fault.

We test the board, each loop and each wire run before we swap a part, then add surge protection where the operator takes it.

Yes. A nearby strike can reach the operator through the power line, the keypad wire or the loop wires in the pavement, and the control board is often the part that fails. We test each of those circuits first, so only the damaged part gets replaced.

A vehicle loop or its detector is a common cause: when a loop in the pavement is damaged, many detectors hold the gate open so it can't close on a car. A dirty or misaligned photo eye can also keep it from closing.
