One bad section doesn't have to mean a new door

Garage doors are built in sections, and the label on the inside says exactly which model yours is. That's what makes it possible to swap a dented or cracked section alone, as long as the other sections are in good shape.

  • On site: 1 to 2 hours once the panel arrives
  • License CGC15***68

Signs this is your problem

  • Someone backed out before the door was all the way up, and the bottom section took the hit.
  • A section is creased all the way across its width.
  • A joint between two sections cracked, or an end cap split at the hinge.
  • The door now catches or scrapes as the damaged section passes the track.
  • The same hit knocked the door off its track.
  • Several sections are damaged, or the door has no label: compare with a new door.

Matching the section to your door

The tech photographs the damage and reads the labels on the inside of the door: the maker, the model and, on a wind-rated door, the design pressure rating and the Florida Product Approval number. The replacement is ordered to that model, size and color. When it arrives, the tension comes off, the damaged section comes out and the new one goes in; then the door is balanced and run several times. Plan on one to two hours for that part.

Canal lots, river lots and the wind rating

A door facing open water, on a Cape Coral canal or along the Caloosahatchee, has to be rated for more wind pressure than the same door on an inland street. Lee County's pressure table sets far higher numbers for open-water exposure than for a sheltered neighborhood. A section from a lighter model can look identical and not carry the same rating.

That matters after the storm too. The wind mitigation form (OIR-B1-1802) grades opening protection by the weakest opening, and the garage door counts. Same model, same label keeps your door documented.

Flood vents stay in

Some garages near the river and on canals sit below the flood elevation and have certified flood vents built into the door. If the damaged section has them, the new one needs them too. FEMA doesn't count the door itself, or the gaps around it, as a flood opening.

Questions about panel replacement

Because the section is ordered to your door's model, size and color after the first visit, and that wait is usually longer than the swap itself. Once it's in, the work is one to two hours at the house.

Then one section usually can't be matched, and the label check at the first visit tells you so before anything is ordered. From there it's a choice between living with the damage and a new door, and we'll tell you which one we'd pick.

It can if it doesn't match, because the inspector grades the garage door as part of the house's opening protection, by its weakest opening. A section from the same approved model, with the label readable, keeps the door documented. Ask your insurance agent how your policy treats it.

We pull the permit when the job needs one, and you'll know before the work begins. Replacing the whole door does need a permit in the City of Fort Myers and in unincorporated Lee County; see garage door permits in Lee County.

Tell us what the door is doing

A person answers, day or night. Describe the door or text a photo, and you'll hear what it probably is, how long the fix takes and when a truck can get to you.
